Fixed Fee Pricing Guidelines for Defined Residential Scopes

Accudrafters Pricing Guidelines

Accudrafters of America publishes fixed fees for clearly defined residential design and drafting scopes. These fees are intended to be approximately 10% below comparable professional residential drafting/design market pricing in Central New Mexico while preserving organized design service, online progress meetings, client selection tools, shared project files, and client-viewer access to 3D views.

No-nonsense fixed pricing: the fees below are fixed for the scope described. If the project scope changes, the added work is priced before the additional work begins. Prices do not include applicable New Mexico Gross Receipts Tax (NMGRT).
NMGRT note: Accudrafters work is performed in Bernalillo County outside Albuquerque city limits. Unless a different rate is required by law, NMGRT is calculated using the applicable Bernalillo County outside-Albuquerque reporting location/rate in effect at the time of billing. Accudrafters updates the tax rate when official NMGRT schedules change.

What the Accudrafters Process Includes

Online Progress Meetings

Design progress meetings are conducted online so clients can review the design, discuss revisions, and keep the project moving without unnecessary travel.

Formatted Selection Sheet

Accudrafters provides a formatted selection sheet as a Google Sheet so selections can be organized, updated, and shared during the design process.

Shared Dropbox Folder

Each client receives an accessible shared Dropbox folder for project documents, drawings, reference files, and deliverables.

Client Viewer Access

Clients receive viewer access that allows independent review of the design and 3D views during the project.

Payment Terms

Projects Under $2,000

50% down, with the balance due at completion.

Projects of $2,000 or More

70% down, 15% due at the start of working drawings, and the remaining 15% due at completion.

Completion Defined for Accudrafters Purposes

For Accudrafters purposes, completion means the agreed residential design/drafting scope has been completed to the point that the client, contractor, builder, or authorized representative is able to submit the Accudrafters-prepared plan set for permit review by the applicable permitting authority.

Completion occurs when Accudrafters has prepared and delivered the agreed permit-review drawing package, PDF plan set, design documents, or other agreed deliverables through the client's shared project folder, email, client viewer, or other agreed delivery method. The plans do not have to be approved by the permitting authority for the Accudrafters scope to be considered complete.

Completion does not mean permit approval, contractor approval, HOA approval, engineering approval, construction approval, construction completion, bid acceptance, loan approval, appraisal acceptance, or final completion of work by any third party.

The final payment is due when the Accudrafters-prepared plans are complete and deliverable for permit-review submission, whether the client submits the plans immediately, delays submission, asks a contractor to submit them, or chooses not to submit them.

Permit-Body Redline Corrections

Permit-body redline corrections required by the reviewing jurisdiction will be completed at no additional Accudrafters charge when the correction is within the original agreed scope of work.

Redline corrections do not include owner-directed redesigns, contractor-requested redesigns, scope changes, engineering changes, material changes, layout changes, structural changes, site changes, code issues created by information not provided to Accudrafters, or changes requested after the agreed permit-review package has been completed.

Not Included Unless Specifically Stated in Writing

  • Structural engineering, civil engineering, surveying, soils reports, and energy calculations.
  • Permit fees, HOA fees, impact fees, review fees, and utility fees.
  • Construction supervision, contractor bids, permit approval guarantee, appraisal approval, and lender approval.
Engineering note: If structural engineering is required for rooms with ceiling heights exceeding 10 feet, wall bracing requiring an engineering stamp, unusual structural conditions, or other engineered elements, those services are charged directly by the engineer and are not included in base pricing. Accudrafters may coordinate and integrate engineering information into the plan set, but the client is responsible for payment to the engineer unless otherwise stated in writing.
